How Much Does Window Cleaning Cost in Massachusetts? What Affects the Price

It is the first question almost everyone asks, and the honest answer is that it depends. That is not a dodge. Two houses on the same street can take very different amounts of time to clean, and time is what you are paying for. This guide explains what goes into a quote so you can judge one fairly.

Key points

  • National guides put a typical professional job between $150 and $302, averaging about $221. Local prices vary.

  • The number of panes, not the number of windows, is the best single predictor of cost.

  • Storm windows, screens, height and access all add time.

  • Stains such as hard water and oxidation are priced separately because they need extra treatment.

  • A quote made after seeing the house is more reliable than a price over the phone.

What the national numbers say

HomeAdvisor's window cleaning cost guide reports that homeowners typically pay between $150 and $302, with an average around $221, or roughly $10 per standard window. It gives a range of $4 to $15 per pane and notes that jobs needing special equipment for third- or fourth-story windows cost more.

Treat those as a rough national picture, not a price list. They are not our prices, and Massachusetts labor and insurance costs differ from the national average. The only figure that means anything for your house is a quote based on your house.

Six factors that affect a window cleaning quote: panes, height and access, storms and screens, interior or exterior, window style and condition of the glass
The six things a cleaner counts when pricing a house.

The factors that affect your quote

1. Number and type of panes

A modern double-hung window with two sheets of glass is quick. A traditional twelve-over-twelve colonial sash has twenty-four small panes, each with its own edges and corners. New England has a lot of the second kind.

2. Height and access

Upper floors, walk-out basements, dormers above a roofline and windows behind dense shrubs all take longer. A water-fed pole removes most of the need for ladders, which keeps this factor smaller than it used to be.

3. Storm windows and screens

A window with a storm panel has four glass surfaces instead of two. Screens are removed, washed and refitted. Both are worth doing and both add time.

4. Inside, outside or both

Exterior-only cleaning is the quickest and least expensive option. Interior cleaning involves moving carefully around furniture and floors and is done by hand.

5. Special glass

Skylights, sunrooms, French doors, sliding doors and very large fixed panes are each priced according to the work involved.

6. Condition

Glass that is cleaned regularly is fast to clean. Glass with years of build-up, paint overspray, hard water deposits or oxidation is not. HomeAdvisor's guide lists mineral deposit removal as a separate per-pane charge for this reason.

Why the cheapest quote is not always the best value

Comparing window cleaning quotes is only fair if they cover the same work. Before you choose, check:

  • Is the company insured? Ask for a certificate.

  • Are screens, sills and tracks included, or just the glass?

  • Is it inside and out, or exterior only?

  • Who will actually do the work, and is it the same person each time?

  • Is there a guarantee if you are not satisfied?

A low price that leaves out the screens and the sills is not really a low price. With Smile Window Cleaning, the owner does the work, the business is insured and the result is guaranteed.

How to keep the cost down

  • Clean regularly. Twice-yearly cleaning is faster per visit than a rescue job every five years.

  • Choose exterior-only for one of your two visits if the inside is in good shape.

  • Deal with sprinklers that hit the glass, so mineral deposits never build up.

  • Book with a neighbor. Two houses on one street save travel time.

How to get an accurate price

The quickest route is to let us see the house. Send a request through the free estimate form with a rough window count, whether you have storms and screens, and whether you want inside, outside or both. Andy will confirm the price before any work is scheduled.

Common questions

Do you charge by the window or by the hour?

You get a price for the whole job, agreed in advance. It will not change on the day unless you add work.

Is an estimate really free?

Yes. There is no charge and no obligation.

Is commercial work priced the same way?

Storefronts and offices are priced per visit on a recurring schedule. See commercial window cleaning.
